Real Estate is complicated; you have to KNOW how it works, what the rules are, what the costs are  -  and a "guy on YouTube" is no different than a "guy in an alley selling designer watches." 

The governor that enacted this law happened to have family that were special needs.There are also funds from HUD designated towards housing homeless.

We also received design approval from Caldwell for our 24-unit building in downtown Caldwell and have another Caldwell site under evaluation which looks like it will yield 39 total units in 4 buildings.June 2019 News:A 2,000-home master planned community breaks ground on the south side of Boise.

Then you have to stage it and design it and did I mention the materials that everyone wants (granite, tile, etc.) are expensive?

@Jeremy Willis this sounds like the typical seminar funnel circuit designed to get you in at a low price and only give you enough info to get you to purchase the next level of whatever they tell you you need.
