If so most of those lenders which will be the same lenders you would utilize for financing your personal home cannot lend to a LLC rather to an individual.  

I already have several individuals who are willing to invest in my real estate idea.

I'm a very driven individual that's willing to do what it takes to succeed. 

Sellers and agents are much less apt to negotiate with a licensed individual.

I plan to use an individual 401K to pay for the property.

Many times I have entered into an agreement like that and because of an inspection told the owner I had two choices, cancel the deal or change the sales price. 

Took me quite a few years as a self employed individual with my short sale company and real estate license to be able to purchase my first few properties.
