Hey @Matt OConnor -I just looked up all of the active SFH in the Raleigh metro listed with Opendoor right now ... the median price difference between what they bought the property for and what they're trying to sell it for is only $20k - and, in just about all of the instances, they had the property relisted within a month from their original purchase.Small margins and a quick turn-around time indicates to me that they aren't doing any major rehab work - it's probably paint, carpet and cleaning.Regardless of who's selling the property, make sure you're doing the full suite of inspections and you're using inspectors you trust.

If I'm serious about buying, my next steps would be to arrange a tour with a local contractor to get a bid on the rehab costs, get the house inspected (ideally during the initial tour so the contractor and inspector can exchange notes), and find financing.
