The economy is dependent on farming which thrives on low skilled workers and mgmt.

We own several rental homes in the 2700+ sq ft range and sometimes the damage the tenants do takes a crew of 5 workers 10 days to clean, costs $8,000 to $12,000 and makes me hate tenants, but once I get started with the painting and cleaning I realize the damage is inevitable when renting, a part of doing business and I don't get emotional. 

Talking to a few co-workers that invest this way they all say capital for down payments is the biggest hurdle.

It may be illegal to use a copy of someone's lease agreement without their permission.

Brother has been reading about a few horror stories of fires at property with illegal in law suite and the ramifications (fines, jail time etc).

And I don’t want to do palm dale, a little to far for me if i had to oversee the construction workers doing their job.

Hi @Danny Clair I have run into this several times with inherited tenants (not just with VA-related tenants, but with many semi-weekly (or bi-weekly, ur, um . . .) payment workers.  

Sure, you can give 24-hour notice to go in, but you might as well steal their tv while you're at it because shutting off the water is just as illegal.
