I deal with many investors across the country and the above issues are a major concern.

We put language in lease about "excessive" utility bills but it's still not ideal.

Pretty much agree with everything @Rich B. has stated.not the most ideal position to be in.

I hear what you are both saying about profitability but I do have have a relatively small unit that will be ideal for this.

@Joe Villeneuve I completely agree with you that saving up the money to make the investment cashflow is not an ideal option.

@Ned Carey I was told the same thing by a few other people it seems to be the general consensus, if I can get access to MLS without getting the license I guess that would be ideal. 

Long story short - what ideal start/end dates would you recommend?

Ideally I would like to just buy the land and resell it quickly after since I think I can get it for a cheap price.
