I don't take this clause out since it allows me to kill off the deal with just loss of inspection fees in the event there was a hidden problem.If the problem is something I'm willing to spend on I will have my realtor talk to their realtor to see if we can come to some kind of agreement prior to actually submitting anything in writing.

On the other hand, there is a lot of new industry, investment, and construction just around the corner for GB, and lots of gentrification/value increase areas that will not initially make sense on paper, but if the long term buy and hold strategy is what you are going after, there are plenty of hidden gems and areas that off market deals today could lead to massive gains in the next ~20 years.
