In general, my opinion is if you've got only one piece on the chess board, keep reserves healthy & high.

It depends on my overall financial health. Is

this isn't taking into account possible appreciation and tax benefits.So - these numbers look fairly healthy.

If you feel guilty or the need to explain, take your shoe box of receipts to closing with you to show them you aren't netting the amount shown, as that is simply the sale proceeds, not the profit.....I mean if you really feel the guilt and the urge to explain yourself, otherwise smile and walk out like I do. :)

Good point, the thing is that I want to enjoy my life while I'm still young and healthy, and not when I'm old, bold and toothless :-)10 years ago I thought that if I wanted to retire at 50 and plan to live till 90, I needed to have 40 free and clear town homes, each worth 200k.
