Don't even bother with the NYC market and its 5 borough because it's dried up and over saturated with investors.

So Account Closed you just use diff sub contractors for every different job you have such as concrete and dry wall and everything else?

I charge $2.00 to wash and $1.50 to dry.

The tube is connected to a hair dryer. 

After the JC dries, you sand with foam-backed 100-grit, the purple 3M stuff is far and away the best.

The prospective equity partner is a friend of mine that has been interested in doing RE deals with me for sometime, and my plan is to use this as dry run for future larger syndications with multiple outside partners. 

I had 4 apartment units done completely with new 1/2 dry wall, mud, tape sanded and ready to paint for $3000.

over 7 months there would be a lot of dust, hair, etc. just with normal daily walking about.

The market is pretty dry for our budget in the area we prefer to invest in so we are considering building.
