Greetings! New in Loveland Colorado

Hi! I'm new to real estate investing and I just bought my first rental property with a business partner in Loveland, Colorado. I bought it as my primary residence and moved from Cedar Rapids, Iowa - where I've been living for the last two years working on an IT contract for one of the local hospitals. 

I purchased my very first property almost exactly a year ago - a nice little plot in a residential neighborhood in Pahoa, Hawaii. It's undeveloped for the most part - aside from some ongoing landscaping, and I'm still trying to decide what to do with it in terms of turning it into a money-making property. 

As for my Loveland property, it's a 7 bedroom house and we're renting it out by the room. We've only had it a few weeks and it's going awesomely thus far! At the moment, my goal is to purchase a dozen more properties like this in the next 12 to 18 months and repeat the same rent-by-the-room co-operative housing setup. 

I've been busting through as many real estate investing books as I can get my hands on and going through the Bigger Pockets podcasts at a ridiculous rate (I drive all the time, so I've constantly got them going in the car). As I move into trying to purchase my next property, I thought now would be a great time to finally post in the forums here and start to really get to know people. I'm super excited to keep going and really get my business rocking.
