Why not Casa Grande or Yuma or Flagstaff or Kingman?

I'm currently analyzing properties in he battle creek, Jackson and Grand Rapids region.

This person has bad credit yet managed to save 3 grand cash and has an income =/> 975x3 per month3.

I'd say consider a offer to the landlord of like 10 grand.. that's about 3 months rent.. with a mutual time frame to vacate.. as she knows now she won't be able to renew the lease if she was planning on staying after the initial lease term.

I can't recommend Grand Rapids and West Michigan too highly for investors.
