I agree, In my case I won't offer if I see there is a serious foundation problem, under or near high tension power lines, too near a cliff, flooded, burned, drug house, war zone, more than 3,000 sq ft, under 1,000 sq ft, clouded title.

To answer this question, we need to know if you hold title in your own name (refi uses a residential mortgage) or an LLC (refi uses a commercial loan).

Most of the time they want a title free and clear and if there is still a lien on it even 2nd position, the title is not clear.
