As far as I know, windows are considered structural, and depreciate on a 27.5 year schedule, but other things that are 'personal/tangible property, like carpeting, furniture, appliances, fixtures, etc. depreciate on a 5 year schedule and are eligible for first year 100% bonus depreciation, allowing you to take the deduction in the first year.When is it most beneficial?

Yes, it is a simple business model - rent metal sheds on concrete slabs to folks so they can store their treasures; buy it by the gallon & sell it by the shot; plus (or should I say "minus") no toilets, no tenants, no trash.

I'd make sure that they have some provision for storing paperwork (leases, notices, rent increases, etc.) since you need good paperwork to protect yourself.However (and I'm not advocating for PM companies), you'll now take on:1) Day-to-day tenant issues2) Maintenance3) Lease-up and rents4) Making sure all bills are paid and rents collectedI don't know how much that is worth to you in terms of $.
