Also, you are not too young to invest/work in the real estate field but with no/minimal credit and work history, banks will probably not take you seriously nor will a private investor.

@Tevis Verrett if there’s money to be made in California, I’m pretty flexible, I’m just looking for good opportunities and to be on a strong team, I’m good with putting numbers together and figuring out cost take ups and stuff like that, but accounting has never been my strong suit, I’m a field guy/manager, I know what it takes to complete jobs and make them profitable.

Of course that takes the listing agent checking that flag when they input.There is also a field named "Accessory Unit" with a couple of different options....again it takes the input agent to flag those.You could also set up searches for description key words like Guest House, Accessory Unit, Pool House, MIL, Mother in Law, etc.There are not a lot of these unfortunately.

You normally need 2 years history of the same field as self employed but don’t let this stop you from buying.

I have an insurance broker background as I have been in the business for over 10 years and i figured since the pandemic slowed things down in the insurance field , i had to find something new to venture out to ; As a rookie i was able to close on 3 multi unit properties between May and December.
