I don't think here in South Florida if you find a 7%+ cap rate it's automatically "pretty much a done deal" as there are plenty of multifamily properties that fit this metric that I wouldn't touch with a 10 foot pole for a variety of other reasons.

worst property in best area.. not great property in a poor area.we were the second new construction in that part of historic charleston sc.. and paved the way to a huge influx of new construction .. we sold that one to Shep of the Southern Charm reality show.. and now 30 new builds later we have a nice foot hold there..
