My suggestion is to grow organically at first.  

And when you market your home for rent...if the other properties are at the same price but look better than yours...that means they will rent first. 

This would be my first time being a landlord and I will run a background check.

Ideally, I'd like to be all-in, including purchase and rehab, for approximately $115K-$130k while adhering to the 75% rule (or close to it) in a C-class or above neighborhood. 

First thing I would do is get a set local that you want to work within. 

In exchange I was hoping this could be a learning opportunity to help pave the way and set me on the right track for when the time comes after high school to purchase my first investment property and start the snowball.
