You can still be the main point of contact with the investor but simply explain to him that to better serve him you're teaming with so and so who can expose the property through the proper channels.

For some reason the owner is feed up and informed me that the borrower doesn't have insurance on the property which is required by the note.

@Marcia Maynard  I am totally agree with your feed back and experience sharing.  

They should be able to give you access to a direct feed from the local MLS that will be much more helpful and devoid of useless info like the listings above.

If rents are $2,500 a month, that means the market supports that price and there are people in the market capable of paying it.I sometimes bend for a retired person with guaranteed income and no debt because they have more "available" income than a 35-year-old with a car payment and student loans and two kids to feed.
