By keeping more money in my pocket during the purchase, I will be able to outfit the storage room as a coin laundry, which will service both this building, and the 8 unit building directly next door.

-I also saved $130/month with this building because I have a storage unit with my staging furniture, which I could then store at the building instead. 

Bonuses for finishing early etc (be careful they don't cut corners to hit the goals though...).I just like buying my own materials so I know they are not getting marked up and I'm not writing that fat check at the start. 

Some own timber contracts, they may own a quarry or build storage buildings as well.

The ones we have been working on have been inside existing buildings (garage conversions, basements, storage rooms etc.).

The next purchase goal would be a multifamily or possibly a storage unit.

I'm planing on starting out with SFR or multifamily but my looking term goals are MDUs and storage units.  

"Winging it" is not a Business plan.For certain properties, we also add "Quiet Hours" to Rental Agreements; "No outside (or under house) storage"; and, when tenant is expected to maintain the yard, we specify "every X days".For all properties, everyone of legal age that will be occupying must complete an application, and be included on the Rental Agreement, no exceptions; All vehicles must be currently licensed, insured, and operable.

We mainly do Self Storage, Contractor flex units and Country Subdivisions 2 to 10 acre lots. 

There was a room that the previous owner used as a den and the attic space was being used for storage.
