Fast-forward to a third house, you're seasoned, and you need another mortgage.

These sellers may have started by asking $15k+ however after speaking with you and negotiations they are now selling their property to you for a fast sale below $6k.

Also as a side note, I had talked to this companies district manager in the past about buying  a mobile home but, he couldn't move fast enough and the home sold to someone else before him.  

You need to be constantly looking at what is selling, how fast and where.
