Let's say I lease option a property from one of your buyers at a reduced rent ($700) and extended time frame (5-Yr Option) and a reduced purchase price ($100k) - creating a spread of $ and time - and I turn around to lease option the home to the a tenant buyer - higher price ($120k ) and higher rent ($1000) and smaller option period (3-Yr), what value out of the deal would you insist on as the selling agent/PM? 

@Lucas Carl I am currently looking at an offering from Allstate that extends my liability policy on my primary residence to my investment homes.  

As for warranties (home or extended), I don't get them.

There is an implied warranty ofhabitability in every lease, which extends tothe Tenant.

So one trick in a sellers market would be to offer your old property with an extended closing or a contingency that the buyer will allow you an extended closing as needed so you can identify your replacements.  

This 6 months can be extended dependent on my learning abilities.  

can down spouts be extended so water is moved further out into the yard away from foundation.Next step might be a sump pump if moisture is that high and water is seeping in..but that's a project. 

I've asked the realtor to ask the seller to order a structural engineer inspection at their expense and extend my inspection contingency, but I'm preparing myself if the seller doesn't agree and I need to make a 'take it or leave it' decision tomorrow.I also want to mention the full appraisal was completed last week and there was no indication of any foundation issues/concerns within the appraisal report.
