The days of the agent making a sale because they has exclusive access to the local MLS are long gone.  

If the agent list a house under exclusive agent how will the agent handle selling the house since his/her  not guaranteed a commission when the house sells by the seller3.

IF they have a good deal, they either buy it themselves or they always work with an exclusive little club of high net worth investors/renovators. 

I moved to Houston TX in 2009 but invest almost exclusively in Los Angeles all but one duplex is in Los Angeles.
