I didn’t consider looking at the comps to see what sorts of renovations to do and expected returns I am looking to do some renovations on my first purchase and I’m going to start the research now thank you.

Most disputes between tenants and landlords occur due to disagreements with deposit returns.

The high level of risk could easily wipe you out completely.

The tenant texted me a couple days ago and stated “we have not lived in the house for two weeks, but I still have a table in the garage and a lamp and some **** there.”Should I return to the home now to get the ball rolling and get this place re-rented by doing some repair work or just wait until everything is removed/ the whole process is done with?  

Also, there is a housing and rental shortage here and if someone wanted to rent a 4br home for $2,000, they should be able to do so easily if the home is in good condition and use a property manager.

I believe the deal was completed easily because I am a real estate broker.
