Its always going to be longer term, and much more hands off.  

What if instead of taking the upside of the deal (which by convention belongs to the equity investor) you charged an hourly rate as a consultant?  

I don't really do meet ups anymore, but would be open to a drink or coffee.

My preference is 2-5% deductible, no personal belonging coverage (tenants should be responsible for covering the own belongings) and no loss of rent coverage, however, I do carry an umbrella policy.

Along with just try to get good marketing pictures once the tenants have all their belongings strewn about..

My roommate agreement specified things like: furnished or unfurnished, maximum occupancy- limiting number of overnight guests as it's bills paid roommate living, if it's co-ed or single sex, no smoking vaping e-cigs or substances on the property, cleaning chores/expectations, no underage drinking, pet rules, what utilities are included up to what limits and what utilities aren't included, etc.Require a security deposit from each roommate, even if small.Get a locking thermostat cover; set utility allowances so people won't take advantage of "all bills paid" rooms and have the daughter/master tenant or whoever is paying the utility bills be the person who sets the utilities.

In the last couple months I have noticed an extra vehicle in the driveway and extra belongings (a motorcycle).

At least the fire didn't injure a tenant or damage their belongings... which would have been worse to deal with.

Guests can not drive on or off the property even if the vehicle belongs to the tenant.  

We also are a big vacation destination so a lot of the homes that may be long term rentals are converted into short term rentals.
