You may see someone grab 10 to your 2, but if you are doing so more efficiently and in a more fiscally stable manner, you will have a portfolio with a solid foundation where that other person may have a larger one built from a house of cards.  

Sent out 3000 post cards....got a call from a guy said he had a house in LA that was all run down...i offered 475k over the phone he said yes so I sent contract and he signed. 10 minutes later I text a friend of mine asking if he had a buyer in this area...5 minutes later he had a buyer for 535k.....10 days later I got a check for 60k and gave my buddy 12k for bringing in his buyer.

To me the whole point of REI is to generate wealth, but if cash flow is your only source of income and that gets drained by capex and reserves faster than it comes in, you are looking at a money pit.Once you understand this and see it, you can't un-see it.I am not here to bust dreams, so how can you make it work with cheap houses?

@Shannon Gauthier when I consulted an attorney for a problem I had, she said to send two copies of a notice to the tenant, one via regular mail, the other with the certified return receipt where you get that green card back if they signed for it.

I use mail merge to combine info from the xcel list into a letter or print the address directly on the post card.

It'll make you that much more careful to buy correctly and make sure that you follow the calculators for what you want to do.You're not just dreaming about the future - seems to me that you're charting out it's course.
