You also have the rise of social media as a dominant cultural point that lets those connect online and then meet up. 

If so, I would consider getting some professional photos done as that plays a huge role in the I-Buyer era we live in.

Price/rent ratios, property taxes and insurance will play the biggest role in the variations.

I recommend having all 3: a agreement, signed estimate and w9, it show your professional and want everyone to understand their role and position, also if something comes up you have documentation.
