Hi there, I currently house hack and have other investments as well.

I just separated from the military currently living in Nothern Virginia  and I have been looking at out of state investing and I would love to get your input on that and also how would you go about finding leads when you do not live in that particular state I’m particularly looking at N.C around the Fort.

Despite what anyone else may say, unfortunately, $5k is simply not enough to acquire an investment property.

If we invested for just a 12 month thing, most investments do not make sense especially real estate.

One of the biggest mistakes that investors make is they are not clear on what it is they want to invest in, and what their goals are with their investments. 

This means cash flow isn't possible pretty much for the life of the loan but we can theoretically sustain that if it's a good investment, and we'll have a solid tenant who takes care of the space.2.

I sit on the Board of Advisors for FTF, and have invested in more than a half-dozen deals (average investment of $25K) in the past 18 months. 

We also don't know the exact numbers of your prospective rental investment (including taxes, insurance, PM fees, etc.).Once you know all of those things, calculating this shouldn't be a huge task.If I had to ballpark it you'd be cash flowing perhaps $800-$1,000/month on the duplex given the rental amounts you ball parked.
