There are a few grammatical errors in your listing description but not enough I'd worry.  

If most homes sell quickly in your area and yours is not even showing, then look at comparison of their online presence versus yours to see if improvements can be made in pictures, description, etc.  

Any thoughts or descriptions about how you handle this would be great. 

A memoranum of sale is filed under the legal description at the courthouse showing you have entered into a buy sale agreement with the seller and lists both parties names. 

I should have been more descriptive.

I once met a new investor for coffee at his request to "pick my brain", and he literally was playing video games on his iphone while we talked. 

Why not give a better description as that determines the market, 2nd home, recreational, primary homes they have different buyers.

From your description it sounds as if the basement is functional again to the point where you can get to where you need to do repairs.
