I think you are going to deep on this considering tax consequences when you want to keep it.

            It is a $3 Million Multi family project near Greenmount Ave and before I deep my toes in there any further I would love to hear some local's opinions of the area.

In a marketing piece, I'd probably go less deep and not appear as a tax person. 

I am still deep in the research phase and trying to develop strategies, moving forward.

I agree with Nathan G. unless you find a SS appliance at a scratch and dent with a deep discount.

In order to secure funding you’re going to have to have serious experience and deep pockets or you will need to find partners that can fill those roles 

I'd try plastering it with a "German Schmear", filling those deep gaps with a light colored plaster and applying it to the front of the stone (which should lighten them significantly).
