No one ever trained me in sales, marketing, etc, and good customer service is just "being a decent person and treating people well," IMO, which you don't need training or a class for, just do what your 3rd grade teacher told you to do and you will be all set.

I've always assumed that I'd have to invest in the Midwest or South to find decent cash flowing properties, but I recently found an investor/agent on this forum who has done amazing deals in Portland which completely changed my mindset.Now I'm excited to share that I'm under contract on a four-plex which is in a great area of Portland, where I'll be house hacking and self-managing!

Bristol is a very nice small city- located on the edge of going rural, but not convenient to the highways- decent taxes, good water bills, and the town government is ok.

@Sean Starkey I agree with @Bob Okenwa that the price per Unit varies widely depending on the Class of property and location.I just closed a 4 Plex in Arizona City, AZ for a buyer that was $118,750 per door for a newer building in decent condition.

The rented unit has some issues with the kitchen cabinets but is otherwise in decent shape, the cabinets are set to be replaced in a month or two.Comps in the area are higher than I expected, should I wait to order the appraisal till after all work is done?
