I guess I’ve been hesitant as I assume these deals were put under contract at pre corona prices but not sure.Everything I have learned recently is the newer investors are sitting with money on the sidelines but the wealthy are investing more into these assets.

I say dive in like I did, start looking for deals, talk to other investors in your area (investors love to help and they might even sell or buy from you, as many do all across the country), talk to RE agents, make offers, buy one to flip and then use the proceeds for another one and do it again, find out about creative financing for rental props, learn all you can, keep doing it until you are as wealthy as you wanna be!
