I guess I’ve been hesitant as I assume these deals were put under contract at pre corona prices but not sure.Everything I have learned recently is the newer investors are sitting with money on the sidelines but the wealthy are investing more into these assets.

Another bonus is diversity: an area with lower owner occupancy rates will tend to be more diverse, so your kids will have the good fortune of being exposed to cultures other than their own.

I say dive in like I did, start looking for deals, talk to other investors in your area (investors love to help and they might even sell or buy from you, as many do all across the country), talk to RE agents, make offers, buy one to flip and then use the proceeds for another one and do it again, find out about creative financing for rental props, learn all you can, keep doing it until you are as wealthy as you wanna be!

And I have grown up with very wealthy parents so my ambition to make as much money as them is very high.

But in mind that this has created a culture where my tenant is $1200 behind in rent and they are making an additional $618 in fees.

I would like to start by saying it's is an absolute pleasure to be introducing myself to such a very well organized and information wealthy place of like minded individuals!

There's a lot of money to be made, but honestly a lot of the wealthy people are scared-- scared to just go there thinking they'll get shot or robbed.  

While that is not an exciting proposition if you cannot live within your means and save then you will never be wealthy.
