No discriminatory tactics.If the background checks out (Credit check, criminal check and eviction check), I verify employment, talk to previous landlords, request banking information. 

(you can't do those now, it can be considered a criminal act). 

Good tenants make being a landlord fun and easy though, so be sure to ask all the appropriate questions during screening, call references like past landlords, current employees and always pull credit, criminal and eviction reports. 

If you are not local, then I would consider sending it certified mail.By the way, I would take copious notes and file a complaint with the real estate commission as soon as the transfer was complete.

The application I got back today is the worst one I have ever seen with at least a dozen criminal offenses, including assault which resulted in Jail time.
