Obviously you can one stop shop at Home Depot, but I've found that going to niche stores for the big ticket items helps my budget.

It can get very complicated when preparing partnership tax returns so you will want a good advisor in your corner.

I agree, I have used the best materials and have not cut corners anywhere while rehabbing the property, I stand by the product and want to do the right thing.

I don't care what the percentage is since I can't spend a percentage...never found a store, service, or product that I needed to buy that charge a percentage. 

@Ross BernardHey Ross, There are brushes made to clean out the dryer vent about 3 feet long at most home centers and hardware stores...... but it sound like you have a longer run through the roof instead of outside the wall behind the dryer.Is the exhaust pipe flimsy flexible pipe or is it hard metal duct pipe?

Go to Vistaprint.com (or wherever you choose) and design some business cards, print some flyers on your own computer or at least create the flyer and print it and a printing store, and start marketing.  

I'm thinking about making a move on a couple of properties that are side by side, one is a corner lot the other has a empty field next to it.

As many know, there is always something unexpected or new to learn right around the corner with real estate investing and it can be stressful especially without a mentor or colleagues to talk to.This site is truly a one stop shop for real estate investing. 

I forgot to mention that 2 of the six are commercial store fronts and 1 is a mobile home, 3 are homes.
