The people who are the 'The Rich Get Richer' hold onto their cash for several years and wait until days like February 24, 2020 and when the market dives and Coca Cola drops by 500% you have to be a serious dumb fool to refrain from investing every penny you have in strong and well-known stocks like Coca Cola or Taco Bell where you know the stock has the value, will bounce back and you earn  you 500% on your money within a few months.

The Plaintiffs cannot directly get the money from your other properties, but the Plaintiffs can VERY EASILY get every penny of the money you personally have an interest in for every other property.SECOND REASON LLC's are  bad.

I myself live frugal I am happy I can easily live on 10K net take a home a month, a paid off S.F.H plus appreciation in A and B areas keeps rents up on inflation and then some is a happy spot for me.You're missing the two most important reasons for leverage:1 - Buying the property for pennies on the dollar, or in most cases you're buying a property worth 5 times your cost (the DP).

I guess when your net worth is high enough it is academic and it is all good to share the wealth with your advisors since even though they charge a lot still only pennies compared to a big estate.

do you background check. it is better not to have a tenant than to have a bad one. landlords need to stop withthe cash flowing mantra against all odds. if your property has appreciated tremendously stop counting pennies. seriously. you are already ahead of the curve by owning the property. stop being so greedy.
