I'm changing over to mini-splits for both heat and A/C and I couldn't be more excited to put that cost with the tenants and give them control over their own heat AND offer A/C.

In a Sub to the deed gets transferred thus giving you 100% ownership of the property but the underlying security instrument stays in the old owners name and you simply keep making payments. you now have 100% control with little to no risk since nothing is in your name (assuming you are smart enough to never own real estate in your personal name).Worst case scenario if your world ends and you can't make payments or the loan is called due and you can't pay is deed it back to the seller and move on.

Most "programs" or "systems" aren't worth the money the only thing they bring to the table is freely available info and a bit of hype and encouragement.

One book I just read was entitled something like "How to Buy and Sell apartment buildings and it good stories about buying and selling middle-sized apartment buildings (around 100 units) and Partnerships.The Partnership he liked then was called "Tenants in Common' where you could still control the investment and how you could keep control of a property and have a part of it with 1% and have separate agreements with each partner's participation.

Also try Lyons Credit Union, they are the only one that does Mobile Homes that I know of so they may have a program that low.Good Luck!

I know that repairs etc. are suppose to be on the potential buyer, so there could be a downside there as I would loose some control over the property.
