I don't want to break the law but it's pretty complicated so I'm coming to the experts of BP.Can an unaccredited investor originate a loan with their own money on a residential property (under 5 units) that is vacant and will remain "non-owner" occupied during the entire loan term while the house is rehabed/flipped in the state of Tennessee?

What this means is that, every year, Stephan is earning 13.89% of the value of his property as profit.This example assumes that all factors of Stephan’s cap rate calculations will remain constant, but in reality things often get a little more complicated.

A foreclosure here can't just be taken over by the lender, it has to go thru the judicial system and be court ordered as a foreclosure.

It forces you to think of all the things that go into the 10 year valuation.In other words, this kind of thinking is EXACTLY what you need to understand how to invest in ANYTHING.Keep in mind that if you put garbage into the numbers, you will get garbage out.Over the years, my spreadsheets got very complicated but VERY VERY accurate.I have used an old saying.... in order to Profit from an Investment, you must PREDICT it.If you cannot Predict it, you are buying your Investment blindly.I hope the readers of this posting understand that I'm trying to give a different point of view than what is normally taught.
