Track all properties income and expenses you are responsible in report form with people you feel comfortable with and understand your goals and all of you might reduce some of your expenses and increase your income.Do not assume anything.  

For what its worth, commercial lenders are used to, and would likely expect, a LLC owning the property and obtaining the loan, as opposed to personally.Although I am on the legal side and not the bank credit analysis side of deals, I can say that the underlying premise of obtaining the loan is the bank getting comfortable with multiple avenues of repayment.

I just set up some keyword alerts and will keep adding to it as I get more comfortable with the site and my knowledge level increases. 

Also, I am only comfortable with five mortgages.

I think most "multilevel marketers" cross that line.I am also not at all comfortable with recommending that people join an MLM. 

Even better get her involved so that your spouse handles the financial part of this if that makes her feel more comfortable.

This will build rapport and help them to like you and feel comfortable telling you things. 

We have all lived in a very comfortable environment of low-interest rates and quantitative easing/easy money policies for a number of years, and this has benefitted both home owners and ordinary real estate investors with low leverage costs.

At that point, they may feel comfortable enough to carry on doing their own or may enjoy the local knowledge and safety and security of someone who has the experience to take things to the next level. 

The next step is learning the market well enough to feel comfortable.
