I realize there are risks in real estate but I feel much more comfortable owning cash flowing real estate then the stock market. 

It is now on the market to rent and because of the Corona Virus situation I have experienced a ton of tire kickers who are sick of the quarantine and just think that they want to live in a more spacious environment and away from crowds, and who in most cases cannot afford my house.

Obviously you’ll have to honor existing leases, but looking towards the future, you need to feel comfortable that 850 or 1000 or whatever is a good rent.

Their ability and motivation to lend will vary by the economic environment, the cash position of the bank and their management. 

The pros include, my wife's comfort.

But at the same time, if the working from home trend continues, the suburban and rural housing markets may not be able to meet demand as people flee crowded cities to a more comfortable work environment.

I'll leave you with one question: are people still doing deals in this Corona-crazy environment? 

Depending on your goals, investment strategy, and comfort level with outsourcing, the flyover states can offer great potential to earn a quite attractive return on your money! 

If something goes wrong you are at least comfortable with the asset you've tried to rent out. 

More importantly, it has helped me get my wife comfortable with REI.
