What would you recommend for resources to evaluate property values and ARV?

Hi BP,I recently talked with an investor who buys houses for people looking to do a rent to own and collects 10-15% down, charges market rent (none is credited towards the purchase price), and marks it up about 15-25k depending on the price he bought it at.

I am a very resourceful person so I actually enjoy finding different ways for doing something.

@Michael Hutchinson just to tag along to @Chris Tracy - who gave a great list of paid mentors - an often overlooked resource is SCORE.

He did contact me within few hrs of the eviction (4-5 hrs) that does want to come and collect it, but since the dude doesn't have car he is going to rely on his dad.

If they don't want to collect payments from you, make the rate 0%. 

I collect 3 post dated checks from my tenants for the next 3 months so I always have a check to deposit on the first. 

If you start an LLC out of state, CA will STILL collect its $800.

Does anyone know some good resources for learning that niche? 

I am researching and considering using an online service to help with rent collection, statements, and other administrative management tasks for my rental property business.
