It will take the right circumstance and location and TK provider to make it work.Sadly some people only had profit motives and gave the idea a bad rep.

FHA will allow you to use the program for a second primary residence if you had to relocate away from the general area of the first or due to other mitigating circumstances.

I certainly understand not being comfortable with attending CREIA but don't neglect the virtual meetings. 

The only way around this if under extenuating circumstances such as need to go from a 2 bed to a 3 bed place due to family size growing or moving out of state or further away due to job relocation. 

Evening Y'allI'm currently under contract for an occupied sfh. the contract dictates i will assume the house vacant. the tenant was given their 30day and now has requested to meet with me because they want to stay. under normal circumstances is say, sure if you pass my screening process that wont be a problem, but there are a few complications.firstly, the house needs a new hot water tank (ive been told it doesnt work), a whole new hvac system (the current heater does not work and the only window unit is broken... i guess they have a bunch of space heaters). it *needs* 3 windows (broken/old), but i plan to replace them all. 

But I was wondering if it is doable and would love to hear other people's thoughts on howt they would invest in my circumstance. 

They have a firm image in mind of what they want, but a whole set of circumstances that will encourage them to take what they need.

But there could always be specific circumstances where a hold of less than (or more than) a year might be appropriate. 

If they didn't make that repair per the contract what else did they neglect to fix correctly?
