I like the idea of estoppels, but they're a PITA to get signed by tenants especially in class C and D assets.

Even says she has stayed the night there a couple times while getting set up locally.

I am also in the southern Maryland market and I'm also just getting started.

the company is paying the bills so even if the doctor has bad credit it doesn't really matter about getting the rent check...

@Jay HinrichsReminds me of the cereal companies creating the nutrition / food pyramid.Of course they are gonna have an opinionated pieceI agree in vacation / beach areas they are great but once you start getting into true residential neighborhoods I can see them being very problematic

I'm considering purchasing the house to bring up the neighborhood, my own property value and just get rid of the eyesore.  

So you get some built-in incentive and the program ends up being free, don't know how you can beat that.

We just added some large property updates this year (heated/chilled pool, fire pit, extensive landscaping) so I am trying to get a revenue projection for 2025 given all of the updates.
