I think we're all searching for more meat on the bone and where the next opportunity lies.

@Bailey KramerCongrats and all, but I'd be lying if I didn't mention that I secretly hate people like you! 

On the other hand if, as a wholesaler you let the seller believe you are the end buyer, or you have a “partner” who will provide the money, your lying or at least intentionally misleading the seller.  

I did not want dogs but the rental company lied to me and hid this from me.

This is just an example of why I say percentages lie. 

However it is much more likely that you will be sued for fraud by past customers or their families that feel cheated and lied to.

The value of buying your first property lies in the insane amount of knowledge you will learn, any cash-flow and appreciation is a bonus. 

Thor out numbers with percentages when you are analyzing...they don't tell you anything of value, and worse, they usually lie to you. 

If they are going to lie, which they clearly have then yes I am able to pursue them for the damages. 

Or they could be attempting to count an unpermitted addition as sqft or the least likely option is they are just lying.
