Currently, I have negative cash flow in an appreciation market (Hawaii) so I'm looking to turn that into monthly cash flow in order to make a career change.

Michael, I too am originally from Lafayette, but have since followed a career here to Lake Charles.

Instead, in my short investment career I have been investing in good-to-great deals that are found in abundance, particularly early on, and I proclaimed these good deals to anyone and everyone that would listen.

I know that I should get the septic fully inspected (tank and drain field), as well as propane tank & lines, and look for dry rot/mold. 

@Thomas HickeyUnderwriters would have a field day with the scenario of you moving back into units, particularly if you're living in a sfr that's more expensive than the property you're writing about.There are a lot of variables to your situation, not the least of them credit and income.  

My whole career has been in engineering and I've always said I can only accept/reject an idea that comes up.

I know it's a lot of older inventory but what a great market to invest in (especially if your goal is to switch careers).

Mastery may make sense if real estate investment if it is your primary career, but we have yet to be provided enough specific information to know if there is a sufficient return on investment for a secondary career.
