This is for any loan on anything, though it seems that everyone and their brother gets a usury exemption including banks, credit card companies, and even pawnbrokers.

I don’t need them to help me run the RI business but I do need them to factor it in properly to my overall financial picture and retirement planning.

However,  to answer the part of your question that can be answered here,  I think Hard Money is proper if you plan to offer one or more of your rehabs as to secure a loan and you credit is suffering. 

By allowing people to run credit cards through a company account and then returning them the cash less transaction fees  to fund deals,  are you doing anything improper or illegal? 

Hello BP,I’m trying extremely hard to get creative enough to make a deal work for seller and their family here in San Diego (lead came from hand written cards FYI).

I walk neighborhoods with my gf, I talk to people out on their porches, I knock on doors of ****** looking properties and leave them my card.

We are working on building our "1 sheet", or, "baseball card", now as discussed in the podcast.

They will come out and inspect it and make sure it was installed properly but the wear issue is definitely something that is covered.  

No deal is worth doing if you don't analyze the deal properly and understand your goals.
