Right now, you are building equity for your landlord (as a landlord I thank you), but with a primary residence, you build that for yourself.

build a fence & also skiptrace the owner of the dilapidated property and see if you can buy it!

I am at your age and I am looking on moving some investments using the 1031 plan into new Build 2 Rent properties.  

There is a community over there wanting to build up a boardwalk similar to New Jersey and return North Beach to it's prime (I think it had a boardwalk in 1915 before a hurricane).It has a lot of work to be done but it's in a good spot to downtown, right near the highway so easy to access and get to places all over the city whether you are going to the island for spring break or the university to visit college students it's a short drive.The area it self could be better but I think it has a lot of potential.

That also gives you plenty of time to build your credit much higher and qualify for better terms. 

When I was in high school we have a Business class, an automotive shop and even a building trades program where the class would divide into AM and PM groups where land would be bought and entitled then they under the supervision of an incredible teacher named Gene would build a home and sell it after completion.

Tax liens or buy land and use it as collateral to build a home from the ground up.
