When talking with my mortgage broker, he told me that as a 1099 contractor, I will need to show 2 years of work history in order to qualify for a pre-approval.

Get a job - have decent credit  - and get an agent and mortgage broker that will help you negotiate the loan market and purchase so that you have to do almost no money to close (owner occupy loan).

I am always evaluating, however some of my best deals have come from agents/brokers/wholesalers with whom I have previous relationships.

In exchange, he signs a new note and deed of trust with the exact same terms as what is remaining on the CD.Btw, speaking only Spanish in most of Texas is no disadvantage when it comes to buying real property as every title company has Spanish speaking personnel and every major real estate and mortgage broker does as well.

Hello,I’m seeking suggestions for a broker to hang my license with a couple of caveats:1) I have a full time job right now and won’t be able to switch over to Real Estate for a couple of years.2) I have some investment properties (SFRs in Williamson County) that I might sell or buy some more of, and I might be arranging the sale of some land (Kerr County) for family. 

With all the hoops one must jump through to get their license, I am finally to the point where I need to select a broker.
