I'm a people person, so I don't mind putting in the leg work of cold calling land lords to see if they would be interested in selling, however the issue is how do I find these properties?

There are other strategies (cold calling, social media, landing pages, ad retargeting, etc) but most folks utilize those in addition to a solid and persistent direct mail marketing campaign.  

The brokerage requires them to make so many cold calls a month, and be able to obtain so many new accounts this way.

Can you blame them for getting cold feet?

Kind of like Wisconsin in the winter gets a little cold.
