Mailers/Cold Calling- Any Advice, Templates or Preferred Vendors?

Hello BP Community!

I have done some mailers in the past, with very little success. I know that the results/conversions are very low. However, I would like to make sure that I am doing it correctly and would like to scale at the same time.  The mailers would be going to mixed use properties, apartment buildings, and 2-4 unit buildings around the San Francisco Bay Area.

Does anyone have a template they wouldn't mind sharing? Preferred mailer vendors that you use?
