Hi all,Often when trying to come up with ARV (retail value) on a property, I come across sold comps that look suspiciously low- & I'd like a way to determine whether or not they were cash sales.  

I did a search for 3 beds across 4 cities in the area and was really confused when only one city had 3 bedroom properties and bigger.

. $150 cash flow today & $700 unearned income potentially for the rest of your life, kids and grand kids life tomorrow.Do you have any additional information beds/baths sq. ft. repairs etc...

I deal in commercial properties specializing in investment real estate (mainly multi-family/retail strips/office etc).  

We live in a 2 bed apartment for a family of 4 and the cheaper places I've seen are in areas and places that I would not feel safe with my kids in.

But, just to be a little bit more specific, what you are looking for is the relationship between what distressed properties are selling for and what similar retail properties are selling for. 

Well, after seeing the house, I have an update...It's still in perfect condition and I have just acquired 2 beds, 2 couches, a fridge, washer/dryer, 2 desks, a kitchen table, pots and pans, etc.
