I’m about to launch a proptech company (with my friend that's a software engineer) that allows CRE firms to aggregate, organize and search for their CRE offering memorandums (as well as internal documents such as investment memos, appraisals and underwriting models).

Make sure it is an engineering-based study which is the IRS' preferred methodology.

Architect, Civil Engineering, MEP, Structural, Marketing, Legal, Developer Fees, Construction taxes, etc?

I have a partner in this... he has $100k cash in the bank and a modest income; I have very little cash in the bank, but I have a good income as a software engineer. 

Each step of the plan is reverse engineered from the financial goals...like prerequisite classes when the goal is a collage degree.

My question is ..Should I start up the marketing engine to start finding deals and then if something comes across thats good, start to look for some private capital OR wait and save up the 20% (around 100k minimum in my area) before marketing looking for deals? 

Take as many real estate, legal, civil engineering, structural engineering, and finance classes as you can.
