I'm taking the advice and calling the county to see what is their exact approach.

This housing area includes many professionals - several college sports coaches as well as other fields.

We're prepared from a financing perspective but I'm hoping to learn more about the process of actually finding and closing on the right investment property in the Charlotte market, specifically:1) Recommendations for Charlotte REI networking groups - I've seen a few mentioned in different threads here but they appear event-specific from this past month2) Ideas on approaching the property search - Are there local RE agents / firms that specialize in REI properties around town?

If anyone has any insight on how to approach local banks vs big banks etc. to get the best interest rates, it would be much appreciated. 

How I typically approach this is to connect with the listing agent to get as much info as possible.

Is there a more streamlined approach?

Wondering what your thoughts are on this, and if anyone else has dealt with a similar situation and how you approached it to make things a good deal for everyone involved. 

The con of this approach is that you normally spend more for the property in the aggregate than a fixer-upper.My definition of turn-key company - A company that will hold your hand through the whole process.They will either sell you a property in their portfolio that is already fixed up or you will buy a fixer-upper and they will manage the rehab process. 

With a good deal in hand, or even to negotiate, one can then approach an experienced investor for time and coaching.
