Hi Guys,I have a property under contract, the garage is on a hill and the downhill side post and beam foundation appears to have sunk 3-6 inches causing the garage to lean.  

I do know however there are caveats that I did not cover such as location, population growth and Jobs but just looking at raw numbers it appears that what the seller wants and what the buyer would need to make this a good deal are pretty far apart.I would love to hear anyone’s thoughts on this and hopefully, any discussion that follows becomes a learning experience for all.

Construction is set to be finished sometime in 2019.Gateway Express: This tolled highway will help to ease traffic moving around Tampa, while making it easier to get to some of the major spots in the city.

Looking at the market today, I am not sure that I am ready to jump back into Austin until the prices settle.However San Antonio appears to be a great market for investing and I would love to obtain one or rental properties.  

This property appears to not satisfy either. 

Once you know what risks you face it becomes much easier to decide what levels of protection are appropriate for your situation.

A listing appeared on the MLS today in a neighborhood I watch that has potential but it's listed as "Coming soon".

Don;'t buy in cities with POS and you won't have this issue.Some cities are now starting to not require to escrow funds so they are a little easier to work with.

Profits from flipping at the volume you appear to be operating at would more likely be considered self-employment income subject to regular taxation plus self-employment taxes.In that case, being able to shelter some of that income from taxation by contributing to a Solo 401(k) could be advantageous.  

Although you have been backed into a corner it would not appear to be that serious if you were not intending to raise all tenants to full market asap.
