William Erickson Sunken garage foundation, lending possible?

Hi Guys,I have a property under contract, the garage is on a hill and the downhill side post and beam foundation appears to have sunk 3-6 inches causing the garage to lean.

I do know however there are caveats that I did not cover such as location, population growth and Jobs but just looking at raw numbers it appears that what the seller wants and what the buyer would need to make this a good deal are pretty far apart.I would love to hear anyone’s thoughts on this and hopefully, any discussion that follows becomes a learning experience for all.

Don;'t buy in cities with POS and you won't have this issue.Some cities are now starting to not require to escrow funds so they are a little easier to work with.

Profits from flipping at the volume you appear to be operating at would more likely be considered self-employment income subject to regular taxation plus self-employment taxes.In that case, being able to shelter some of that income from taxation by contributing to a Solo 401(k) could be advantageous.
